Starting on Monday, November 12, you will no longer have to spend any time worrying about package delivery. We have partnered with a company called Luxer One to make sure you get your packages safely and efficiently without rushing to get home before the front desk closes. Luxer One has installed a secure package room in the building located in the Lobby adjacent to the front desk. Going forward, all packages will be delivered to the parcel room. Everyone who lives at Canal Station will automatically have FREE access to this service.
If your email address is not accepted by the system, please click “Create an account” on the login page. You will receive prompts to manually enter your email address, set up your password, and connect your account with your unit number.
How Luxer One Works
Repeat these steps every time you receive a package! There’s no limit on how many packages you can receive through Luxer One.
Hold Package Feature
If you are out of town for an extended period of time, you can put your package On Hold by selecting “Hold Package” when you get your notification. To do this, simply log in to your Luxer One account and select the day you would like your package held until.
The Luxer One lockers are monitored with video surveillance 24/7, so your package will always be secured safely.

Last night, a homeless man was found sleeping in the back hallway near the trash room. It appears he entered through the garage and was looking for a dry place to rest. A homeowner called the police, facilitated their entry and watched SPD escort him off the property. The Board is addressing this incident. This said, there was much confusion over what to do in this situation and who should be contacted. Below is information on who to call for what purpose:
Maintenance EMERGENCIES – 206.223.0721. If no one answers, leave a message. Larry, from Kappes Miller, will return your call and either dispatch Brian/Lana, or a contractor; he may relay a message to the team so they can handle it in the morning. Call this number for: Unsecured Doors; Backed up Plumbing; Water Leaks; Broken Windows; etc.
INCIDENTS of Safety and Security – FIRST CALL Seattle PD – 9-1-1. Then call 206.223.0721 and report what has occurred. This ensures our team will be called to respond, if necessary, or follow up in the morning. Call this number for: Concerns about homeless people; Fire Alarms or Smoke; Major Flooding/broken sprinkler pipes; Prowlers or Evidence of Potential Intrusion; Noisy Neighbors (be kind and talk to them first); etc.

Puget Sound Window Maintenance, Inc. will be cleaning the outsides of your windows including balconies, on Wednesday - Friday, September 12 - 14.
**Please remove screens or the windows cannot be cleaned!**
You may replace your screens as soon as the windows are cleaned.
If you need privacy when the window exteriors are being cleaned, please remember to close your blinds that day!

In August 2017, the Seattle City Council unanimously passed Fair Chance Housing legislation, becoming the first city in the nation which prohibits use of criminal records when considering an applicant for rental property. This ordinance took effect in February 2018.
To help our owners comply, the Board has revised the criteria for renting units at Canal Station. Leases, Moving Fees and Resident Info Sheets are still required. However, in lieu of criminal background checks, the Board requires a search of the sex offender registries. To make things easier, here is a link to DOJ’s sex offender registry: https://www.nsopw.gov/en/Search/Verification. Be aware, the new city ordinance states owners must disclose they will be searching sex offender registries in the rental advertisement/screening criteria.

The fourth revision of the Rules and Regulations has been approved by the Board. Copies can be downloaded from the website; alternatively, the office team can print a copy for you.
Summertime Community Living
It is that time of year when everyone has open windows and is allowing fresh air to circulate. Please remember voices, televisions and music seem to reverberate off our courtyards and neighboring buildings. Additionally, several people have severe allergies and are inadvertently affected by smoking. Please be considerate of your neighbors and keep noise and smoke inside your unit.
Tub or sink draining slowly?
Most people automatically grab the Draino or Liquid Plumber. Did you know that these products actually eat away at the plumbing over time? Often, the clog is a simple accumulation of hair and soap. Twist off the drain stopper, pull out the hair and flush with a pot of boiling water. Let the sink or tub run on hot for a few moments and wha-la… most of the time that resolves the problem!

If your fob is disabled on Monday 5/15/17, please send an email to firstname.lastname@example.org with your unit # and the serial numbers of the affected fob(s). Upon confirmation, affected fobs will be reactivated between 9:30am and 4:00pm, Monday through Friday. Thanks so much to everyone who has already confirmed fob numbers!
Towing Authorization Forms
Recently, we’ve had complaints of people parking in garage spaces which appear to be vacant. There are no vacant spaces; every space is owned and assigned to a home. Owners may tow from their spaces, after completing the form, advising the office and leaving a note on the vehicle with an hour’s notice. If you rent, contact your landlord for towing assistance.

Garage Door Eye
The cameras have shown some pretty close calls with people trying to rush through the garage door. Show your car (and the door some love) by slowing down and waiting for the door to be fully open before proceeding.
