Several owners have asked about Board Minutes and Financials. In response, the Board approved an upgrade which includes the following:
Fourth Revision of the Rules The fourth revision of the Rules and Regulations has been approved by the Board. Copies can be downloaded from the website; alternatively, the office team can print a copy for you. Summertime Community Living It is that time of year when everyone has open windows and is allowing fresh air to circulate. Please remember voices, televisions and music seem to reverberate off our courtyards and neighboring buildings. Additionally, several people have severe allergies and are inadvertently affected by smoking. Please be considerate of your neighbors and keep noise and smoke inside your unit. Tub or sink draining slowly? Most people automatically grab the Draino or Liquid Plumber. Did you know that these products actually eat away at the plumbing over time? Often, the clog is a simple accumulation of hair and soap. Twist off the drain stopper, pull out the hair and flush with a pot of boiling water. Let the sink or tub run on hot for a few moments and wha-la… most of the time that resolves the problem!

“May the forces of evil become confused on the way to your house” ~George Carlin “My fob was disabled and I’m locked out” If your fob is disabled on Monday 5/15/17, please send an email to office@canalstation.org with your unit # and the serial numbers of the affected fob(s). Upon confirmation, affected fobs will be reactivated between 9:30am and 4:00pm, Monday through Friday. Thanks so much to everyone who has already confirmed fob numbers! Towing Authorization Forms Recently, we’ve had complaints of people parking in garage spaces which appear to be vacant. There are no vacant spaces; every space is owned and assigned to a home. Owners may tow from their spaces, after completing the form, advising the office and leaving a note on the vehicle with an hour’s notice. If you rent, contact your landlord for towing assistance. Website Relaunch! Many people aren’t aware Canal Station has an official website, with loads of information and resources. Have questions? Neighbors too loud? Need a plumber? Check out canalstation.org! Garage Door Eye The cameras have shown some pretty close calls with people trying to rush through the garage door. Show your car (and the door some love) by slowing down and waiting for the door to be fully open before proceeding. We are in the final stages of the key fob audit. Over three-quarters of the owners have responded with the serial number of each fob in his/her possession.
Any fobs which are not reported by May 15 will be deactivated. If you have renters or family members with fobs which are not confirmed in our system, they will be locked out of the community. Fob Audit Thanks so much to everyone who has participated thus far with the Fob Audit. As you know, we’re concerned about keeping access to our community limited. If you haven’t already, please advise us of all fob numbers, we don’t want you accidentally locked out! For your convenience, there are copies of the fob audit form at the front desk. Pets on the Patio We have had several complaints of dog feces on the grassy area above the spa and reports of a dog in the spa enclosure. Please remember that pets are not allowed in any of the amenities, including the patio and spa areas. Thanks so much for your cooperation! Building update: We will be updating the interior of the building with Nagel Sport LLC. This remodel will include a new design for common element areas such as: the front office, package room which includes increased security and storage, as well as new floors, wall paint, new carpet and furniture. These new additions will be put into effect at the beginning of January 2016. Attention Residents,
Recently, we've had an increase in unwanted attention from bike, storage, and package theft so much so that we feel the need to remind residents to be on the look out. Please be aware and observant of your surroundings. If you see something suspicious: call 911 and alert office staff immediately (206) 706-4517 or (206) 706-4503. We are working with the board and property management to create a safer environment for everyone. Again, please contact 911 first and then office staff. Thank you, Building Management Based on the extensive review and consultation with local plumbing companies, the Canal Station Board decided that the drain line maintenance would be addressed on as needed basis. However, the recent repeated drain back ups caused by the use of garbage disposals brought the issue of drain back up prevention as pertaining to garbage disposals to the attention of the Canal Station Board of Directors. WHAT YOU CAN DO TO PREVENT DRAIN LINE BACK UPS WHEN USING GARBAGE DISPOSALS? 1. It is best to use cold water — NOT hot water — when you run your disposal. Let the cold water run as long as the motor is running, and be sure to avoid overloading the disposal. 2. Do not pour fats or cooking oils into your sink. Liquid fats can solidify in cold drain pipes, trap food particles, and clog the drain. 3. Use a paper towel to wipe out greasy pans before washing. 4. Do not put coffee grounds down the drain. 5. Discard large quantities of food scraps in your composting bin. 6. Corn husks, artichokes, onion skins, celery, and other high-fiber material can clog your disposal. 7. If your disposal is jammed, turn off the motor and the water. Reach under the sink and insert the service wrench that came with your disposal — or a ¼ inch Allen wrench — into the hole on the bottom of the disposal. Turn it back and forth until it can turn freely in complete circles. Then use tongs to remove whatever caused the disposal to jam. Finally, press the red "reset" button on the bottom of your disposal in case the disposal needs to be reset. 8. Food particles which remain in your disposal can cause odors. Put a combination of ice cubes and lemon peel in the disposal, run it for about thirty seconds, and then run cold water through the disposal. Disposal cleaner or degreaser may help too. 9. Rinse dishes well before placing them in a dishwasher. 10. Keep a plunger handy to clear clogged drains or pipes. 11. Regularly use a microbial drain treatment (such as Bio-Clean) to help prevent grease, sludge and soap build-up. This will keep your drains flowing smoothly. WHY IS THE INAPROPRIATE USE OF GARBAGE DISPOSALS A PROBLEM FOR THE DRAIN LINES? The drain line on the property cannot handle the amount of waste produced by inappropriately used garbage disposals. Frequent examinations of the drain line reveal no problems with the common area drains;, however, a continual abuse of the system can lead to significant expenditures in the future. WHO IS RESPONSIBLE FOR THE REPAIRS OF THE DRAIN LINE IN THE UNIT? Section 15.1 of the Canal Station Declaration states that "Each owner shall be responsible for the maintenance, repair and replacement of any plumbing fixtures" Thank you for your compliance with this request. It is a pleasure to be of service to the Association. To take advantage of this savings, check out this offer on Seattle City Light's Website Did you know that the UNIT OWNERS now have the ability to tow from their own spaces? Yes, that's right! As part of the recent rule revisions, the Board authorized owners to tow from their own parking spaces provided a form is obtained from the office and signed by staff as well as the owner. Additionally, the owner agrees to the requirements of Canal Station Condominium Rule 5.8 including: 1. If Association staff is present when the unauthorized parking occurs, the owner must immediately inform the staff of the make, model and license number of the vehicle so that the staff can try to contact the vehicle’s owner. If staff is not present, the owner must inform the staff of the make, model and license number after the tow is completed. 2. Before towing, the owner must wait one hour after placing a notice on the vehicle stating that it is parked on private property and will be towed at its owner’s expense. This requirement does not apply to repeat offenses with the same vehicle. 3. Towing from any assigned parking space is solely the responsibility of the owner of the space, and the owner must indemnify and hold the Association harmless against any loss, claim or damage arising from the tow. Renters and Occupants cannot tow from a space, this new option is only available to owners of a unit. If you're renting and someone is parked in your space, contact the office first, then your owner to see if the vehicle can be towed.
