The Association’s Insurance Carrier inspected the community and made the recommendation that owners install No-Burst Washing Machine Hoses. If your washing machine is connected to bare rubber hoses, you’re risking thousands of dollars’ worth of water damage. Under constant water pressure, these hoses are prone to leaks or even bursting!
No-burst washing machine water hoses are encased in a woven metal sleeve that prevents weak spots in the rubber from developing into leaks. The washer water hoses are available at home centers and through Amazon; installing the washer water hose is relatively easy. If you are uncomfortable with this task, or need help a handyman or Urban Maintenance might be able ti assist. It is strongly recommended that no-burst hoses (aka burst-proof hoses) be installed on your washing machines. Canal Station Wall Safe Operating Instructions
CAUTION: Do not keep the keys IN the safe! 1. OPENING THE SAFE To open the door of the safe for the first time: Press 1, 5, 9 (this is the preset numbers when the safe leaves the factory) and confirm by pressing the letter “A”. You will hear a beep and the green light will be on, and then open the door using the knob within 5 seconds. If you or an intruder uses the incorrect group of numbers, it will not open. If you incorrect combination is used 3 times consecutively, you must wait for 20 seconds before reattempting. If again the incorrect combination is selected 3 times, you must wait approximately 5 minutes before reattempting. 2. PROGRAMMING THE CODE Press the red button on the back of the door near the hinge, release it and you will hear two beeps. Now press from 3 to 8 numbers that you wish to use as a combination, and confirm by pressing the letter “B” within 15 seconds. Or you have to repeat from the beginning. Write down your new combination immediately and check whether your new combination has been programmed or not on the condition of the safe door open. 3. BATTERY REPLACEMENT WARNING If the batteries are low, the red light will warn you immediately. To test the batteries, just input your personal numbers to open the door. If the batteries are low, the red light will be on. If nothing happens, it means that the batteries are in order. 4. REPLACING THE BATTERIES The safe requires 4x”AA” size (1.5V R06) batteries. Open the safe, push the battery cover plate on the back of the door and replace the 4 PCS old batteries. You must reprogram the code using the above steps. Use of alkaline batteries is recommended. 5. OVERRIDE INSTRUCTION TO OPEN THE SAFE For your convenience, we have engineered a manual override system for your safe. If you forget or misplace your combination, remove the small PVC showing the key on the front panel, insert the key into the keyhole and turn it in a counter-clockwise direction, then turn the knob in a clockwise direction towards the right. This will manually open your safe at any time. CAUTION: The safe should be placed horizontally when installing the safe. The weather is finally over 60 degrees and many of us are looking toward summer. Staff is beginning to see air conditioners arrive via mail and we know how warm your homes get in the summer months. Before you hit Amazon or Lowes for a quick fix, use the information below to find out the type of air conditioning unit which is encouraged at Canal Station. Everyone agrees that air conditioners are a beautiful invention; some are more beautiful and safe than others. The kind that hangs in the window (like the one to the above right) is not only unsightly, but can be a hazard if not installed properly. This is why it is against the Community Rules to have this type of air conditioning unit. The unit on the left has intake and exhaust hoses that fit right into your sliding glass doors (some models have these tubes that fit into your windows.) The benefit to these machines is three fold: not only are they more aesthetically pleasing from the building's exterior, but there's no chance that if bumped, it might fall on someone's head! The best benefit of all is that these air conditioners are completely portable and will fit in a closet or storage when not in use! Feit Electric 35W-12V bulb Base: GY6.35 Part number: BPQ35T4 Shape: T-4 Based on the extensive review and consultation with local plumbing companies, the Canal Station Board decided that the drain line maintenance would be addressed on as needed basis. However, the recent repeated drain back ups caused by the use of garbage disposals brought the issue of drain back up prevention as pertaining to garbage disposals to the attention of the Canal Station Board of Directors. WHAT YOU CAN DO TO PREVENT DRAIN LINE BACK UPS WHEN USING GARBAGE DISPOSALS? 1. It is best to use cold water — NOT hot water — when you run your disposal. Let the cold water run as long as the motor is running, and be sure to avoid overloading the disposal. 2. Do not pour fats or cooking oils into your sink. Liquid fats can solidify in cold drain pipes, trap food particles, and clog the drain. 3. Use a paper towel to wipe out greasy pans before washing. 4. Do not put coffee grounds down the drain. 5. Discard large quantities of food scraps in your composting bin. 6. Corn husks, artichokes, onion skins, celery, and other high-fiber material can clog your disposal. 7. If your disposal is jammed, turn off the motor and the water. Reach under the sink and insert the service wrench that came with your disposal — or a ¼ inch Allen wrench — into the hole on the bottom of the disposal. Turn it back and forth until it can turn freely in complete circles. Then use tongs to remove whatever caused the disposal to jam. Finally, press the red "reset" button on the bottom of your disposal in case the disposal needs to be reset. 8. Food particles which remain in your disposal can cause odors. Put a combination of ice cubes and lemon peel in the disposal, run it for about thirty seconds, and then run cold water through the disposal. Disposal cleaner or degreaser may help too. 9. Rinse dishes well before placing them in a dishwasher. 10. Keep a plunger handy to clear clogged drains or pipes. 11. Regularly use a microbial drain treatment (such as Bio-Clean) to help prevent grease, sludge and soap build-up. This will keep your drains flowing smoothly. WHY IS THE INAPROPRIATE USE OF GARBAGE DISPOSALS A PROBLEM FOR THE DRAIN LINES? The drain line on the property cannot handle the amount of waste produced by inappropriately used garbage disposals. Frequent examinations of the drain line reveal no problems with the common area drains;, however, a continual abuse of the system can lead to significant expenditures in the future. WHO IS RESPONSIBLE FOR THE REPAIRS OF THE DRAIN LINE IN THE UNIT? Section 15.1 of the Canal Station Declaration states that "Each owner shall be responsible for the maintenance, repair and replacement of any plumbing fixtures" Thank you for your compliance with this request.
