Use Caution when Leaving the Exit Doors.
There has been an uptick in mentally challenged addicts hanging out in the exit door alcoves. We move them on when we encounter them but they’re sneaky and come back. Please be careful.
The units get warm this time of year and you may be tempted to buy an air conditioner. Please be aware the only style of air conditioner currently allowed at Canal Station is the stand alone up right portable models that have the exhaust and condensate tube running to an opening in the window. Window mounted models are strictly forbidden for safety and external aesthetic reasons. This includes balcony windows.
Cardboard Box Etiquette
Thank you everyone for the good job on breaking down cardboard boxes before putting them into the blue recycling bins located in the main trash room.
Window Washing Snafu
Puget Sound Window Maintenance was unable to finish washing windows on the building in their allotted 3 days so they came back the following Thursday to finish only to miss a drop on the 09/11 stack so they came back again the following Thursday to finally finish the job. The reason that was given for the spotty work was they were short-handed. What ever the reason, I complained on behalf of the Association and we got a discount on this washing.
Historically we have collected rental agreements for parking and storage rentals, however realized the policy had not been formally incorporated into the Community Rules. The rule addition was approved at the last Board Meeting: “5.12 - Parking spaces and storage units may be rented on a minimum monthly basis to residents of this condominium association, only. A parking space/storage unit rental agreement must be provided to the office, along with updated vehicle information, if applicable.”

Office Team Returns
Beginning June 2nd, Brian will be in the office from 8am-4pm Mon, Tues and Wed. Lana will be in the office from 6am-2pm Thurs and Friday, then Saturday from 9am to 5pm. We are still available by email if you need to reach us Monday through Friday. We are able to schedule the elevator for large furniture deliveries and moves during these hours, contact Lana for help with scheduling.
New Rule Regarding Pests
There was an incident involving pests last month. The Board wanted to further clarify the rules regarding the responsibility of pest control and has approved the following rule, “If one specific unit is found to be the source of or host to pests (insects or rodents) all association costs to test, remediate or mitigate will be charged to that unit owner.”
It has been just over two weeks since the Luxer System was installed and available for use. We have had some terrific feedback and compliments! We have had over 500 parcels delivered to the room in 16 days!
In last night’s board meeting we changed reviewed the time parcels are held in the room and the fee schedule. The board also reviewed some challenges we’ve encountered with the room and has implemented some rules to help manage it:
