We received this email from the plumbing team, “In reviewing the notes from last night’s shutdown, the tempering valve array and new circulation pump took the majority of the night. We will need to have a final shut down to allow for servicing the strainers and tying up any other loose ends. The shutdown is planned for 6pm on Thursday August 15th (6pm to 5am on Friday the 16th).
We understand the inconvenience, however are trying to push through and wrap up the project. Thank you for your continued patience.

If you cannot get rid of the family skeleton, you may as well make it dance. ~George Bernard Shaw Lounge Oven and Cook Top The maintenance team discovered the cook top of the lounge stove on; it was unable to be turned off. To prevent the chance of injury or fire, the stove has been unplugged until an appliance tech can address the issue. Please make other arrangements if you were planning on using this appliance. Need another Luxer Access Code? We have been working with the carriers to ensure parcels are logged, but still have significant challenges with Amazon. Now, instead of calling Luxer to generate a code for parcels delivered but not logged, the management team and office staff also have this capability! Just come down with the tracking number you’re missing and we’ll generate an access code for you on the spot! Thank you for your diligence! We’ve noticed an increase in the number of people being diligent about providing access to strangers. Thank you! It makes a world of difference in the safety and security of the community The plumbing team is forced to reschedule tomorrow’s water outage, due to a conflicting mandatory union training. It has been rescheduled for 8/8/19. There will be NO WATER available from Thursday 8/8 at 6pm through 5am on Friday 8/9. If the plumbing team is able to restore water earlier, they will. We expect this to be the last of the planned water outages.
COMMERCIAL UNITS ONLY: We require access to your spaces during this shut off because of the valves in your ceilings. PLEASE PLAN ACCORDINGLY FOR THE WATER SHUT-OFFS. We are happy to announce this morning the fire panel had reset itself with no trouble alerts! It appears whomever had disconnected the fire horn has restored the connection and it is testing appropriately!
As a result, we have cancelled the fire horn investigation which was scheduled for 7/25! Dear All,
No one has come forward as having tampered with their unit’s fire horn. Consequently, we have scheduled a unit by unit inspection for Thursday, July 25th. Unfortunately, we must access every unit and sound the fire alarm each time. You WILL hear the fire alarm and likely see strobes in the common areas, until every unit has been checked. The invoice for this inspection will be back billed to the owner whose unit has caused the issue. Please ensure that we have access, so you aren’t charged for a return trip. Please secure any pets and remove anyone with sensitive ears from the area. Please keep the area around the fire horn clear. The fire horn is a small outlet sized plastic plate, high on the wall, that looks like a speaker. In the commercial spaces, the fire horn is RED and high on the walls. Again, this REQUIRED inspection will take place on THURSDAY, 7/25/19 between 9am and 3pm.
July, 2019 “You are better than whatever you’ve prepared to settle for… ” ~Natalie Lu A New BBQ! We’re happy to announce that the Board has authorized purchase of a new BBQ! It will replace the smaller unit on the patio. The new grill is roughly the same size as the larger existing BBQ. It should be delivered and installed in the next week or two. Just a reminder that grilling of any type is prohibited on balconies and patios, so use our new grill! Water Outage Reminder Wednesday, 7/17 at 6pm through 5am Thursday, 7/18, there will be no water. Please prepare as you did for the last outage and let the water run for a bit before jumping into the shower. We will have a plumber onsite from 6am-8am on Thursday to handle any restoral issues. Please EMAIL Lana or stop by the office if you have any problems that morning. Fun Facts about your Smoke Detectors With the disabled fire horn situation, we’ve had a lot of smoke detector questions! Your smoke detectors are hard-wired together, but not to the system. This prevents the building from being alerted to your burnt popcorn or morning bacon! Since they are tied together, they communicate. If one has a low battery, they will all eventually beep until each unit has fresh batteries. The number of detectors is required by law based on the size and number of bedrooms in your home. It is also a law that you have the detectors on the ceiling and operable. Taking them down or disabling them, may cause a fine by the fire department (if they have reason to enter your unit) or your insurance denying a fire related claim. Take care of yourself, your family and our community by keeping fresh batteries in all of your smoke detectors! We received a trouble notification on the fire panel and traced it back to a disconnected horn in one of the units. Tampering with the fire/safety systems is a violation of RCW 9.40.100 and places our entire community at risk.
If you have tampered with the horn in your unit, in any way, please contact Brian or Lana immediately so it can be reconnected and properly tested. If we have not heard from anyone by NOON ON WEDNESDAY, we will schedule our Fire/Safety Vendor to conduct a unit by unit search – which involves testing horns in every unit. (This is similar to the annual fire alarm test – just longer.) The cost of this visit will be billed back to the unit owner. It is our hope this is simply a misunderstanding of the safety laws of Washington State and we can quickly resolve the issue without further incident. Thank you in advance for your assistance. The Staff and Board wish you
