Dear Canal Station Community,
We care about the welfare of our residents, visitors and staff. As such, we are closely monitoring the ongoing COVID-19 coronavirus outbreak in relation to our building operation. We encourage everyone to follow the guidelines and recommendations of the CDC (Centers for Disease Control and Prevention) to reduce risk of infection. More residents are working from home as many businesses are encouraging employees to telecommute, even if they are not sick. In response to the extra touches to surfaces, our maintenance team has focused extra attention to wiping down the elevators (with particular care toward the buttons and rails), as well as the surface areas of the lounge and fitness room. Please be certain you are using the antiseptic wipes provided in the fitness room if you choose to utilize the equipment. There have also been concerns about the touchpad of the Luxer One room. If you download the new mobile app from Luxer One, the touchpad is no longer required. The app will unlock the door from your phone. Further, staff has been wiping down the door handles and keypads to help reduce infection risk. We’ve advised our employees to follow the public health authorities' guidance regarding hygiene and personal travel, and we’ve reinforced existing Canal Station’s policy encouraging employees who exhibit flu-like symptoms to stay home and consult with a medical professional. If you are exhibiting symptoms, please consider limiting your time in the common areas. Finally, we have had some concern about planned maintenance projects. Specific units were notified about the Deck Painting and/or the YES Energy Meter Maintenance. One technician will enter your unit to perform the task required. It is no different than encountering one stranger on the street and it is our intent to get these projects completed before potential expansion of the Covid-19 outbreak. You do not need to be present for these tasks to be accomplished. Waiting a few months risks the outbreak becoming more severe and losing the window for preventative maintenance. Thank you for your assistance and understanding during this challenging time. March 2020 “We are not figuratively, but literally… stardust. ” ~Neil DeGrasse Tyson New Board Approved Rules Version Six of the Community Rules have been approved by the Board. They are available for download on the website and will be mailed to owners via USPS, per the governing documents. No code for the Parcel Room? If the office is closed and you need your parcel right away, contact Luxer. Otherwise, please email the tracking number to Lana and Brian. Emailing the tracking number prevents you from having to wait in the lobby as we jostle between people and tasks and streamlines the process for us! Food Boxes and Perishables Please pick up your scheduled food box deliveries as soon as they are delivered. We have had several instances of subscription food boxes spoil. Recycling Amazon Envelopes While the blue and white Amazon envelopes are recyclable, the labels are not. Please cut the labels off your Amazon envelopes so the city will accept them. The Association’s Insurance Carrier inspected the community and made the recommendation that owners install No-Burst Washing Machine Hoses. If your washing machine is connected to bare rubber hoses, you’re risking thousands of dollars’ worth of water damage. Under constant water pressure, these hoses are prone to leaks or even bursting!
No-burst washing machine water hoses are encased in a woven metal sleeve that prevents weak spots in the rubber from developing into leaks. The washer water hoses are available at home centers and through Amazon; installing the washer water hose is relatively easy. If you are uncomfortable with this task, or need help a handyman or Urban Maintenance might be able ti assist. It is strongly recommended that no-burst hoses (aka burst-proof hoses) be installed on your washing machines. Ballard ArtWalk
January 2020 “Approach the new year with resolve to find opportunities in each new day. ” ~Michael Josephson Guests parking in the Commercial Area? Just a heads-up that the commercial owners are towing from their spaces. If you or your guests are parking in the commercial deck the vehicle runs the risk of being towed. The commercial businesses in our community can tow even during their off-hours, so parking a friend’s vehicle overnight in a space not assigned to your unit could lead to it being at the impound yard in the morning. Thank you for your vigilance! With the recent garage prowls, we’ve noticed an increase in residents watching the garage door close before proceeding and refusing to allow strangers to piggy-back in the exterior doors of the building. Thank you to everyone who is making a conscious effort to help maintain building security! Reminder: Parcels returned after Three Days Just a friendly reminder that the rules stipulate parcels remaining in the room will be returned after three days. In December 2018 alone, we processed 1297 parcels through the room; this last month there were 1915 parcels. Please be sure to grab your deliveries in a timely manner. In observance of the holidays, the office hours are as follows:
Mon & Tues (12/23 &24) 8 am – 3pm Wed 12/25 (CLOSED) Thurs, Fri (12/23 & 27) 8 am – 3pm Sat (12/28) 9 am - 3pm Mon, Tues (12/30 & 31) 8 am – 3 pm Wed 1/1 (CLOSED) Normal hours resume on 1/2/2020 Should you have an after-hours maintenance emergency, please call 206-223-0721. December, 2019 “Nothing says holidays like a cheese log. ” ~Ellen DeGeneres Parcel Influx Before Black Friday, we were receiving 100-150 more parcels per month over last year’s holiday peak season! This is why it is so important to pick up parcels as soon as you have a code. Remember after three days parcels are returned to sender. If you’re missing a code email Lana and Brian so one can be generated for you; if we’re not available, Luxer’s Customer Care team can also generate a code for you. Canal Station Website Canalstation.org has a bunch of information for you. Most of our residents already know about this handy resource, but if you’re new… check it out! You can find vendors, get information on reserving the lounge, file safety reports, and even change your information with handy online forms! Remember to make those Elevator Reservations! Remember, anything furniture larger than a single dining room chair requires an elevator reservation. Plan ahead and let the office know if you have items coming in or out. The current penalty is an automatic $500 fine, so keep in mind… if it’s bigger than a dining room chair it needs a reservation! Check with Lana or Brian to get on the calendar! Attention Residents
Garage Vehicle Prowls Within the past 24 hours, Canal Station has had two reports of vehicle prowls. Both vehicles had remotes stolen from the car interiors. If you notice any belongings missing from your vehicle please contact the Seattle Police Department to file a report and alert the office.
